Site Rules
Set the setback, height, floor and density limits of each plot, see the buildable envelope and check compliance live.
Site rules are the planning limits that apply to a plot: how close to the boundary you can build, how high, and how much. Projected checks your design against them as you work.
Adding site rules
- Open Plots from the left rail.
- Click the plot in the list to open it (or select it in the viewport).
- Under Rules, click Add Site Rules and fill in the limits that apply. Leave a field empty when there is no limit.
The plot’s Properties also has a button that opens its rules. To take a plot’s rules off, click Remove rules at the bottom of them.
The rules
| Rule | What it limits |
|---|---|
| Setback | Minimum distance from every edge of the plot boundary, unless the edge has its own (see below) |
| Maximum Height | Building height from ground level, in metres |
| Maximum Floors | Number of storeys |
| Floor Area Ratio | Gross floor area divided by plot area (also called plot ratio) |
| Site Coverage | Maximum share of the plot covered by building footprints, in % |
Setback per edge
Rules often ask for different distances on different sides, for example more from the street than from the neighbours. Under Per edge, the plot’s rules list every edge of the plot with its length. Type a setback to give that edge its own value; leave it empty to use the Setback above. Reset clears all edge values.
While the Plots panel is open, the selected plot’s edges are numbered in the viewport, and pointing at an edge in the list highlights it in the viewport. Edge values follow their edges when you add or remove plot corners: a new corner splits an edge into two with the same setback, and removing a corner keeps the larger setback of the two edges it joins.
Buildable envelope
Turn on Show Buildable Envelope to display the largest volume the rules allow: the plot minus each edge’s setback, extruded to the height limit. Design inside it to stay compliant.
Several plots
Each plot has its own rules. To give every plot the same values, set them on one plot and click Apply to the other plots. The values are copied, so you can still change each plot afterwards. Setbacks per edge are not copied, since every plot has its own edges.
Checking compliance
Each plot’s row in the Plots panel shows the checks for that plot. The Statistics panel checks each plot against its rules (height, floors, FAR, coverage and setback), flags any limit exceeded, and shows what is left, such as the GFA you can still build.
The Zoning compliance section of PDF reports lists each rule, its limit, the proposed value, the margin and the status, for every plot. The area schedule includes the limits and whether they are met.
Note: Height includes the roof when Count roof in building height is on for a building. The setback check measures the shortest distance from each building to each plot edge, against that edge’s setback, and reports the edge with the least margin.
